The Setting
Rustic Laurel entrance to 200 metre long drive to house and parking, Five acres comprising of lake, Poplar, Spruce, Willow, Conifer trees, lawn, ornamental pond, three bed bungalow, moored rowing boat, total seclusion.

The Lake

Sourced by underground springs, the lake was built in 1969 and is 2.5 acres in size
One end is around 3 feet which drops to 12 feet at the far end. Lilies both red and yellow are present in the shallower parts. All banks are flat and ideal for the less mobile angler. No snags are present. Fish stocks here are fantastic but not overstocked as you see at so many locations, many are over 40 pounds in weight with the biggest touching a respectable 52+pounds. All of these fish have been grown on over many years are are certainly NOT instant biggies. Lake record stands at over 68lbs....(died 1st August 04). Again she was also home grown! Record catch here is 2648lbs to three anglers in a week. A Large head of catfish are also present with most nearly all over 35lbs. Our largest cat is at present a staggering 132 lbs plus with another of 112 lbs. (no need to go to the Ebro!) We also have four Sturgeon, three Diamond backs and one blue. "Sid" the Blue likes to greet nearly every angler every week!! Check him out when he takes to the air!

Every swim is easy access and 90% are flat ground. This location is ideal for the less mobile person

Three bedroom bungalow just 20 ft from the waterside comprising of:

Lounge/diner

Three piece suite, ceiling fan, wall unit and coffee table together with a large T.V. Full Sky package, sports etc. Surround sound, DVD player. Feature log fireplace and gas heating if required for the colder months. Six seater table and chairs. To compliment, a 10 ft by 6 ft picture window with a fantastic view overlooking the lake finishes the setting.

Kitchen

Includes full size washing machine, dishwasher, tumble drier, double sink, microwave, hob, extractor fan, electric kettle, toaster, an oven with rotisserie and plenty of work top space plus abundance of cupboards. Fully refitted to UK standards in 2006 tiled in modern style, Gas heater hot water.

Bathroom

The bathroom is fitted to luxury standard, by this we mean a large semi circular glass shower cabin with seating, mirrors, six massage jets, overhead rain shower, and hand held shower. The vanity unit is double basin set in marble top double mirror and lighting. All complimented by a towel drier, heater and hair drier.

Bedroom one

Situated at the rear of the house, comprising of double bed, double wardrobe, chest of drawers, mirror, carpeted CD player with radio, two bedside tables and table lamps. Great views from the window up the drive and along the lake.

Bedroom two

Faces the garden area with views of the giant spruce trees and lake. Comprises of double bed, double wardrobe, chest of drawers, mirror

Bedroom three

Faces our small pond and main lake. Comprises of two single beds, wardrobe, mirror and bedside light.

 

More details

House itself is in good order nothing really needs doing. Comes with furniture, Inc TV etc

Heating is by a large gas heater in the lounge supplemented by electric heater in the bedrooms

Cooking is by gas hob and an electric oven.

Kitchen was refitted in 2006 and includes cooker, hob, washing machine, tumble drier, dishwasher fridge freezer.

One toilet

One bathroom with massage jet shower and a double sink vanity unit.

Three Bedrooms with 2 x double beds and 1 x 2 single beds.

Grounds I think are around 2.5 acre lake and another 2 acres of ground Inc drive etc. Trees are Popular and Norwegian spruce in the main. There is also a 4 metre long rowing boat included.

Owned by ................................. since 1990 in a time when carp fishing in France was still very much in it's infancy ............. has arguably been the most sought after location for Carp Fishing in France! The accommodation, the lake and the carp are now legendary. You are left in peace and quiet. We consider ............ anglers to be somewhat more discerning than most, we do not contact the angling press when a big carp is caught nearly every week and never seek free publicity. We think our customers deserve better which is why you have probably never heard of us before reading this!!

2010 sees our 20th season this speaks for itself! No promises of tons of fish added for the new season, no claims of glory a lot of new fishing venues offer, just solid year in, year out catches, backed up by our anglers logged catch reports, honest stocking and a track record longer than any other we know of in France. This venue is designed for the "thinking" angler who doesn't want a crowd around him when he catches a big fish, who wants far better than the average accommodation, who wants quality time with his friends or family and a very realistic chance to catch a carp or catfish beyond their wildest dreams. You will not be shepherded to swims like many other locations, you will not be bothered during your stay and nobody will be looking over your shoulder when you are trying to land a fish of a lifetime! We take anglers on trust but do visit during a stay and WE DO make sure your tackle is a per our rules. Single barbless hooks only, three rods and four anglers max. Two extra non anglers are allowed at no additional cost
Well none of our U.K. competitors have ever grown carp up to 68+lbs
and catfish to over 120lbs. All within 150 yards of you.
 

The fish
The owners Comment

Lake is approx 1 metre deep at shallow end and 3.5 metres deep at dam end. No snags. Small pond also on site. Whole lake is fed by springs Inc pond and never loses more than 20 cms in depth even in the height of summer or very hottest years.

Stock of fish is approx because never exact science but think we have at least:

40 Carp 10 -20 lbs

25 Carp 20- 30 lbs

30 Carp 30 - 40 lbs

12 Carp over 40 lbs

1 Carp over 50 lbs

Zander have been caught to 16 lbs but these are very rare in the lake now and nearly died out since 1991. Some smalkl ones have been seen though

Sturgeon    3 in lake all males 1 x 13 lbs Diamondback 1 x 22lbs Diamondback and 1 x 29 lbs Blue sturgeon.

Bream all sizes to about 9 lbs

Just about all cats are above 35 lbs in weight. There are at least 12 from 40 lbs to 70 lbs then 1 over 70 lbs (no idea how much) and another last caught at 132 lbs. Some anglers have also caught one at around 112 lbs. I have not seen this though.
 

Sold as a UK limited company in the name of ........... which was set up to hold ........ in the nineties. This has a very major benifit because it only involves the transfer of directors of the company and no French taxes are payable by the new owner.  I think any change of directors costs is just registration fees etc. Maybe less than £200.00? All can be transacted in days.
 The brief detail is it will take around 25,000.00GBP per annum.We only run bookings now from Mid April to beginning of October but it has the potential to rent all of march and till November as it used tobe. This would add about another 7,500.00GBP.
